This detached house in Carshalton, South London has been designed with a large single storey modern extension, with a free flowing space inside to outside. The modern extension embraces the beauty of the garden with full height glazing.
A modern approach to the design of the extension was taken, with clean lines and simple palettes, taking inspiration from early 1900 century modernised architecture. This design theme was carried around to the front with the new glazing and simple white render.
Homeowner Brief:
The homeowners brief was to create an open-plan, social space for the family and friends to enjoy a view of the stunning garden and trees. The space is to be flooded with natural daylight.
Home Profile:
The house is a large suburban detached property sitting within a generous plot with a splendid garden and large trees.

Key Design Features
Height and openness are the main driver of the design, creating a modern light-filled extension. Large full height sliding doors are proposed across the rear of the extension, opening out to a new garden terrace.
Due to the width of the house and to reduce bulk, the extension has been broken up and staggered, creating a cubist form. The use of overhangs and wood cladding have also been incorporated into the design helping with the form of the extension.
To the rear of the first floor, large panoramic windows are included that benefit from views of the trees within the serene garden.

Moving Inside
The focus inside is the open plan family and friends space. The open plan is broken up into three line spaces - kitchen, dining and a family snug area. An open sided fireplace was placed in the centre of these areas to create a central focus.
The kitchen was designed with a large central island that allows views of the open-plan space and through to the garden. Other features include large herringbone flooring, feature lighting and internal crittal doors.
From the main living space is a childrens playroom with access to the garden, whilst the main living room to the front has become a cinema room.
As part of the renovation, all the bathrooms and bedrooms have been upgraded, together with the staircase from ground to first floor. A modern approach was designed to the bathrooms with oversized slate tiles, wall mounted sinks and walk-in showers. Carrying on the theme of the internal crittal doors on the ground floor, the shower screens are also in a crittal style.

Route to Planning and Onsite Construction:
Given the overall size and height of the extension, a homeowner full planning application was required. The application for a loft conversion was also made with an oversized triangle dormer to the rear. The loft conversion is to be carried out in a second phase.
Pilling was built for the extension’s foundations because of the trees and change in boundary heights. In addition, a large steel frame was built along the rear of the original house to create the free flowing open family spaces.
Other characteristics are high quality glass to the large glazed doors to reduce solar gain and glare.
