Kent House, Beckenham Extension & Renovation

The project entailed extending, converting the loft, and altering an existing semi-detached house in Beckenham, South London. Situated in a conservation area, the design process required meticulous attention to detail to ensure compatibility with the surroundings.

The proposed extension was a single-storey structure, incorporating a harmonious combination of brickwork and Crittall-style doors and windows. For the loft conversion, two understated dormer windows were introduced, carefully proportioned to align with the sash windows below.

As part of the scheme, the entire house was renovated, including the installation of a new kitchen and updated bathrooms.

Clare and Rob’s brief was to create a light and spacious home for their young family while preserving and enhancing the property’s period features.

At the front, the original porch and sash windows were carefully updated, and the chimney stacks were refurbished as part of the design. Inside, the staircase and front living room retained their original charm through thoughtful restoration of the period details.

‘Symmetry’ a Modern extension in Bromley

The Bromley project involved extending and altering an existing semi-detached house. Model Projects collaborated with the clients and the main contractor to deliver a sleek, ultra-modern extension that provided a spacious, open-plan family area seamlessly connected to the rear garden.

Large sliding doors and a series of symmetrical rooflights were incorporated to flood the space with natural light, creating a bright and inviting atmosphere.

The original house was a 1930s semi-detached property with two main living rooms, a small kitchen, and a previously completed loft conversion. The proposed extension is a single-storey addition that wraps around the side and rear of the house.

To the front, the design extends forward of the main wall to create a new porch entrance and home office. A key design goal was to seamlessly integrate the extension's front appearance with the original character of the house. This was achieved using a pitched roof that runs along the side of the extension, echoing the original roofline.

In contrast, the rear portion of the extension features an ultra-modern design. A large flat roof extends across the rear, meeting the pitched roof at the side. A high-level slit window runs along the junction, drawing daylight into the kitchen, complemented by a series of evenly balanced rooflights and a grand full-width sliding door set.

The sliding doors open onto a newly paved, flush-level terrace, enhancing the connection between the indoor and outdoor spaces.

Beautiful Extension to an Edwardian semi-detached house in Bromley

Bromley North. The extension was designed with a pitched roof, large rear glazing, and a striking triangular window at the gable end.

London stock brickwork was chosen for the exterior, offering a subtle contrast to the dark glazing at the rear.

John and Diane’s vision was to create a spacious kitchen and family area with uninterrupted views of the garden. The proposed design aimed to preserve and enhance the home’s original Edwardian features while introducing a modern, light-filled extension.

A key design element of the extension is the fully glazed rear wall, featuring slim-profile sliding doors and a large triangular window above. The slim frames of the sliding doors minimise visual intrusion, offering expansive views of the garden compared to bulkier frames or bi-fold alternatives.

Beyond the sliding doors, a patio leads to a series of staggered steps descending into the garden, enhancing the indoor-outdoor connection.

Another critical aspect of the project was the structural design, particularly the support of the first-floor annex. To achieve a clean, open-plan interior, the rear beam was cranked to follow the slope of the pitched roof. This innovative solution eliminated the need for cross beams or intrusive pillars, ensuring an unobstructed space.
